16-storey rental building planned for downtown Victoria

Townline Homes is proposing to build a 16-storey 121-unit rental apartment building at the corner of Pandora Avenue and Vancouver Street.

The corner of Pandora Avenue and Vancouver Street could be the site of a new rental building.

Townline Homes Inc. is proposing to build a 16-storey 121-unit rental apartment building at 1468 Vancouver St. and 975-983 Pandora Ave.

Rezoning and development permit applications have been submitted to the City of Victoria.

Designed by Rafii Architects Inc., the 157-foot tall building would feature 43 one-bedroom units, 24 two-bedroom units, five three-bedroom units, 37 four-bedroom units and 12 five-bedroom units. Residential unit sizes would range from 452 square feet to 1,235 square feet.

The three, four and five-bedroom units would be designated as co-living suites, which would have some shared amenities such as kitchens and laundry.

Building amenities include private courtyards, a bike workshop, a social lounge, a music room, a communal kitchen and a gym. There would also be 123 parking stalls as well as 224 residential bike stalls. A total of 3,361 square feet of dedicated ground floor commercial retail space is also planned.

The proposed development is planned for the corner of Pandora Avenue and Vancouver Street, which is currently the site of Seventh-Day Adventist Church.

In a recent letter to Victoria city councillors, Townline Homes says they have no plans to “designate or retain any portion” of the church into their proposed development because a recent heritage assessment of the church determined that its “underlining architectural integrity” has been compromised.

Townline Homes had first submitted plans for the property back in 2018. Originally, they had planned to provide 166 units but reduced it to 121 units.

Council has yet to approve the development.
