View Royal Council has given the green light to a new 234-unit rental housing development to be built at the intersection of Burnside Road and Helmcken Road.

At a council meeting held Tuesday, View Royal approved the development permit for the project, which was proposed by dHKarchitects.

The rental apartments will include one, two and three-bedroom configurations and will include 300 parking spaces for residents.

The proposal also allows for indoor amenity space and office space on the property as well.

The developer has also proposed a tree preservation plan in order to retain as many of the 107 trees currently growing on the property, estimating that approximately 50 will be able to remain.

In the proposal, the developer suggests that the design is “welcoming and attractive” to the Helmcken and Burnside corridors, offering an open, pedestrian-friendly plaza at the intersection.

“The terracing of the building, partial storeys and the open space between the two buildings provide space and visual relief. The buildings are pulled back from the property line, providing varied, treed open space for screening the adjacent properties,” reads a description of the development.

The “west coast contemporary” design will also have a central green space for gathering and recreation.
